4. When we first inspect your roof, our thoughts are: What would I recommend if this were my house, or my mother’s house, or my friend’s house?
5. We have handled many hundreds of insurance claims for roofing. The owner of this company used to be an insurance adjuster, a long time ago. There is no cost for us to meet with your insurance adjuster [ IF you wish ], to help with the overall insurance claim process [ IF you wish ], to inspect your home, to compare the damages we have found with those found by the insurance adjuster, [ to see if maybe the adjuster has missed anything ] , etc.
6. We always remove all of the old roof shingles as well as all of the old tar paper underlayment. This way, we can see the condition of all the existing plywood roof decking.
7. We never install new roofing materials over top of rotted and/or deteriorated plywood roof decking. We always include [ up to ] 3 sheets of new plywood, at no additional cost, to replace any rotted and/or deteriorated plywood roof decking.
8. IF we find more than 3 full sheets of rotted and/or deteriorated plywood [ this is rare ], we only charge our bare cost for the additional plywood and the labor [ $45 per sheet, total], without adding any profit. When this happens, it is an unforeseen expense. It would be unethical to “take advantage” of a customer in a situation like this. Some contractors take this opportunity to “gouge” their customers when this happens.
9. We never use old fashioned tar paper for underlayment. There is a much better synthetic underlayment material that we use, and, there is no additional cost.
10. We always install new aluminum drip edge material around the entire perimeter of the roof, even if it is not there before we start. Drip edge material is very important to prevent rotting of the plywood roof decking at the roof edge. Some contractors don’t install new drip edge, even after removing the existing drip edge, because it is cheaper to do this. The roof shingle manufacturers recommend new drip edge, so, we install it.
11. We always replace all of the existing plumbing vent pipe collars because they can become brittle, and leak, over time. We always properly seal and paint these plumbing vent pipe collars to match the new shingle color. The shingle manufacturers recommend it, so, we do it.
12. We always install new rigid ridge vent onto all of the ridges. The more ventilation a new roof has, the cooler the attic will be, and, therefore, the less your A/C has to run. Also, the cooler the underside of the roof is, the longer the new roof shingles will last. Most contractors don’t install new rigid ridge vent correctly, IE- to the end of the roof ridge, like the manufacturers suggest.
13. We always install “algae resistant” new roof shingles. Those black “streaks” that you see, mostly on the north facing slope[s], are actually an algae that is growing on your roof. Most new roof shingles have a coating of zinc on the shingle granules to prevent the algae from growing. Most shingle manufacturers guarantee their shingles against algae growth for [ at least ] 10 years. Ask us to show you this on their warranty.
14. We always install new ice and water shield underlayment material all along the first 3 feet of the roof eaves [ where gutters are, or should be ] as well in all of the valleys. Most contractors don’t do this, even though the shingle manufacturers recommend it.
15. We always use the [ proper ] type of shingle starter on all of the roof eaves as well as on all of the roof rakes. This way, the seal down strip is very close to the edge of the roof. Some contractors are [ still ] using 3 tab shingles, turned upside down, because this is cheaper. However, the seal down strip is over 4 inches from the edge of the roof this way. Proper starter shingle, properly installed all around the entire perimeter of the roof, prevents “ shingle blow offs”. The shingle manufacturers recommend it, so, we do it. This way you get the maximum wind load protection.
16. We never use 25 year rated, 3 tab style roof shingles, unless we are doing a roof repair. The reason for this is because the maximum wind load rating for a 3 tab style roof shingle is only 80 MPH, with 6 nails in the shingle, and less with only 4 nails in the shingle.
17. We always use lifetime rated [ and warranted ] architectural style roof shingles. These type of roof shingles not only look nicer, but they also have a 130 MPH wind load rating [ IF they are correctly nailed, which VERY few contractors choose to do ].
18. We always use the “nailing pattern” which is recommended by the shingle manufacturers [ IE- . .. .. . ] This 6 nail, nailing pattern is recommended by every shingle manufacturer, but, very few contractors in this area follow the shingle manufacturers guidelines, even though these guidelines ensure the maximum wind load rating and therefore, the longest lasting roof.
19. We always use the [ proper ] hip and ridge shingles supplied by the shingle manufacturers, because this ensures the 130 MPH wind load rating. A lot of contractors are [ still ] using 3 tab shingles for hips and ridges because it is cheaper to do that. However, the wind load rating is waaaay less with 3 tab shingles on the hips and ridges. The shingle manufacturers recommend proper hip and ridge shingles, so we do it.
20. On a roof replacement, we always supply our customers with a “paid in full” invoice for their records.On this invoice it is clearly stated- 5 YEAR LABOR AND WORKMANSHIP WARRANTY. We also supply the homeowner with the shingle manufacturer’s warranty as well. On a roof repair, we supply the homeowner with the very same “paid in full” invoice for their records. On this roof repair invoice it is clearly stated that there is a 2 YEAR LABOR AND MATERIALS WARRANTY.
